Position Purpose

The Director of Facilities Management is responsible for coordinating staff and contracted trades for the maintenance and operation of North Central University facilities.

Description of Duties

Supervise the maintenance and operation of campus buildings and grounds – 40%

  • Perform regular inspections of campus buildings and grounds.
  • Establish a schedule of repairs throughout the campus.
  • Analyze problems and instruct employees in the correct method to facilitate needed repairs.
  • Negotiate contracts with equipment and operating system service companies for service and repairs to campus buildings and systems.
  • Create and supervise a system for receiving repair requests and concerns.
  • Supervise the purchase of tools, materials and supplies needed for the maintenance and operation of buildings and grounds.

Plan and facilitate special projects – 25%

  • Confer with Executive Director of Operations to determine if the project list is consistent with Administration’s goals and plans.
  • Coordinate in-house labor, contract labor and the delivery of materials to ensure efficient completion of projects.
  • Perform inspections to ensure projects are completed and conform to our specifications and satisfaction.
  • Coordinate all repairs and projects with affected departments to ensure proper communication and bolster partnerships across campus.
  • Determine and establish schedules for all projects.
  • Obtain bids and select contractors for projects that require outside labor or licensed trades.
  • Monitor labor and material costs to maintain departmental budget.

Manage maintenance employees to produce a knowledgeable, confident, productive team – 20%

  • Build employee self-confidence and knowledge of the job by assigning tasks and responsibilities in a supportive manner.
  • Interview, select and supervise the orientation of new employees.
  • Supervise the daily assignments of work orders.
  • Conduct annual employee performance appraisals.

Oversee the Facilities Management Budgets – 15%

  • Evaluate bills to track usage trends and identify ways to optimize expenses.
  • Create and maintain a capital plan forecasting a minimum of 5 years’ worth of upcoming budget needs.

Job Qualifications

Minimum Education and experience

Bachelor’s degree in related field and four years of construction or maintenance experience or six years managing a construction and or maintenance program.

Knowledge, Skills, and Abilities

  • Applicant must pass a Kari Koskinen background check
  • Ability to maintain composure and provide sound leadership in emergency situations.
  • Ability to communicate verbally and in writing to ensure shared understanding of information.
  • Ability to plan projects and manage labor and materials to accomplish goals in a timely fashion.
  • Ability to make visual and audible inspections of campus.
  • Ability to climb stairs and ladders.
  • Ability to lift up to 60 lbs.

Working Conditions and Frequency

Environmental Conditions

Position involves exposure to repetitive motion of fingers, hands and wrists as well as exposure to dust and chemicals, extreme temperatures, heights and confined spaces.

Working environment involves work in an urban, Christ-centered university.

Tools and Equipment

Position requires use of PC, telephone, hand tools and power tools 50% of the time;
